Real estate is subject to the Auto Extend feature. In Auto extend, if a bid is placed within 5 minutes or less of closing, it will extend the end time by an additional 5 minutes. (The computer will add the remaining time of 5 minutes or less and the additional 5 minutes) For Example: 4.32 of time left + the additional 5.00 minutes = 9.32 (9 minutes, 32 seconds). Bidding will remain open until bidding has stopped.
IMPORTANT: A home sold by the auction method is not a contingency sale. A buying method that can fit best with the auction process is Cash or a Conventional loan type. If a buyer plans to obtain any type of secondary market loan such as VA loan, FHA, RHS or KY Housing Corporation, if that chosen loan type financing does not work out, you still have to proceed to closing using another method to purchase the home. Some homes will not pass a government backed or secondary market loan inspection. There are no financing contingencies for homes sold at auction. If you are the winning bidder, you are obligated to purchase. This being said, if you are not paying cash or obtaining a conventional loan type, it is very important to explain to your lender that you are purchasing a home using the auction method and get your lender involved in the details of the process and the home ahead of bidding.
Real Estate is sold AS IS, WHERE IS, with NO WARRANTY expressed or implied. It is the responsibility of the buyer to determine the condition of the real estate and bid accordingly. Inspection of the real estate is highly recommended so you, the bidder, can judge the quality of the real estate for yourself before bidding. All sales are final.
TERMS & CONDITIONS: REAL ESTATE: A $20,000 deposit will be required within 72 hours of the auction ending time. Deposit to be made in the form of cash, cashier’s check, personal check with up-to-date bank letter guaranteeing funds, or wire transfer. Balance due by July 9th, 2025. POSSESSION: Date of new deed transfer only. TAXES: 2025 real estate taxes shall be prorated. Other online bidding terms apply. BUYERS PREMIUM: A 10% buyer’s premium will be added to all winning bids to determine the final selling price. IMPORTANT NOTICE: All real estate sold as is where is condition with no warranty or guarantee expressed or implied.
